How to Calculate EMI
An Equated Monthly Instalment, or EMI, is the fixed amount you pay a lender every month to pay off a loan. Whether you are taking out a home loan, a car loan, or a personal loan, the EMI is almost always the number you care about most. Understanding how to calculate EMI yourself lets you plan your budget, compare offers from different banks, and see how small changes in tenure or interest rate affect what you actually pay over the life of the loan.
Most borrowers simply accept whatever monthly number the bank quotes. But the EMI is not a mystery — it is a straightforward calculation you can reproduce on paper or with a spreadsheet. Once you understand the math, you stop relying on the lender's word, you can verify any offer, and you can make smarter choices about how much to borrow and for how long.
The EMI Formula
Every standard loan uses the same mathematical formula. Here it is:
EMI = P × r × (1 + r)^n ÷ [(1 + r)^n − 1]
Where:
- P is the principal, or the total amount you borrow.
- r is the monthly interest rate, expressed as a decimal.
- n is the number of months in the loan term.
The formula works on the reducing-balance method. Each month, interest is charged only on the remaining principal, not on the original amount. That is why the interest portion of your EMI shrinks over time while the principal portion grows.
To get the monthly rate, take the annual rate, divide it by 12, and then convert it to a decimal by dividing by 100. A 12% annual rate, for example, becomes 0.12 ÷ 12 = 0.01. This step is the most common source of errors, so take your time with it.
Worked Example: A Loan on Reducing Balance
Let's say you borrow ₹500,000 at an annual interest rate of 12% for 5 years (60 months).
First, convert the annual rate to a monthly decimal rate: 0.12 ÷ 12 = 0.01. So r = 0.01 and n = 60.
Now plug the numbers into the formula:
EMI = 500,000 × 0.01 × (1.01)^60 ÷ [(1.01)^60 − 1]
Work out (1.01)^60 ≈ 1.8167. Then:
- Numerator: 500,000 × 0.01 × 1.8167 ≈ 9,083
- Denominator: 1.8167 − 1 = 0.8167
EMI ≈ 9,083 ÷ 0.8167 ≈ ₹11,122 per month.
Over 60 months, you repay roughly 60 × 11,122 = ₹667,320, meaning you pay about ₹167,320 in interest on top of the ₹500,000 you borrowed.
Notice how the total amount you hand back is well above what you borrowed. That difference is the cost of the loan, and it is driven directly by the interest rate and the tenure. Early in the repayment the interest is steep — in the first month, ₹5,000 of your ₹11,122 goes to interest and only about ₹6,122 reduces the principal. That ratio flips only near the end of the term. Understanding this schedule, known as amortization, helps you see why prepaying a loan early saves so much money.
Doing this by hand is tedious and easy to get wrong, particularly when the tenure runs to 240 or 360 months for a home loan. What Affects Your EMI
Three inputs drive your EMI, and knowing them helps you negotiate better terms and control your total cost:
- Loan amount (P): More principal means a bigger EMI. Borrow only what you actually need, because every extra rupee is repaid with interest attached.
- Interest rate (r): A higher rate increases both your monthly payment and the total interest. Even 0.5% can change the amount significantly over a long term, so compare the "all-in" effective rate rather than the headline card rate.
- Tenure (n): A longer tenure lowers your monthly EMI but adds more total interest because you pay interest for more years. A shorter tenure raises the EMI but saves you money overall.
There is a real trade-off here. A home loan of ₹5,000,000 at 8% for 20 years gives a much lower EMI than the same loan over 10 years, but the 20-year option can cost you lakhs extra in interest. The right balance depends on your monthly income and how much you mind paying extra over time.
Before signing a loan agreement, always compare at least two or three lenders. The interest rate and the tenure together determine how much your loan actually costs — not just the monthly number.
